Archer Lawyers is a focused legal practice advising and representing clients in property and construction disputes, planning and compensation matters, and serious medical negligence claims.

The firm acts across six core areas: Building and Construction, Strata and Community Title, Planning and Environment, Property and Development, Litigation and Dispute Resolution, and Medical Negligence. We act for individuals, businesses and property stakeholders — landowners, developers, builders, owners corporations and strata committees — and for patients and families.

Matthew Armota is the Principal of Archer Lawyers, bringing a depth of experience gained across boutique, national and international law firms to every matter he handles. That breadth of experience shapes how Matthew approaches every client relationship: practical, responsive and focused on outcomes.

Matthew practises across Archer's core areas — building and construction, planning and environment, strata and community title, property and development, litigation and dispute resolution, and medical negligence. He acts for property owners, owners corporations, developers, builders, consultants and contractors, as well as patients and families.

Strata & Community Title
  • Acted for numerous owners corporations across NSW — including in Bellevue Hill, Kurraba Point, Darlinghurst, Bondi Beach, Liverpool, Sydney Olympic Park, Brighton-Le-Sands, Kingsford, Chatswood, Harris Park, Waverley, Ashfield, Wolli Creek, Canterbury, Gordon and Wentworth Point — in various disputes and proceedings before NCAT or the Supreme Court of NSW, with claim values ranging up to $30 million.
  • Acted for lot owners and owners corporations in claims concerning breaches of the duty to repair and maintain common property under s 106 of the Strata Schemes Management Act 2015, with claim values ranging up to $5 million.
  • Acted for a community association in Thredbo in a claim brought by a lot owner alleging nuisance.
  • Advising owners corporations on various issues under the Strata Schemes Management Act 2015 and Strata Schemes Development Act 2015.
  • Acted for numerous owners corporations in disputes concerning Strata Management Statements, including with other building management committee members.
  • Acted for and advised lot owners on multi-million-dollar renovations within strata schemes, including in Point Piper and Darling Point.
  • Acted for and advised lot owners on discrete issues concerning owners corporation governance.
Building, Construction & Security of Payment
  • Acted for head contractors and subcontractors in multiple adjudication applications and responses under the Building and Construction Industry Security of Payment Act 1999, with a very high success rate.
  • Acted for a major developer in NSW Supreme Court proceedings against a state infrastructure authority concerning its exit from a significant, long-delayed development.
  • Acted for a principal in NSW Supreme Court proceedings concerning a multi-million-dollar distribution facility project and disputed payment claims.
  • Acted for various developers in separate NSW Supreme Court proceedings regarding defects and contractual disputes.
  • Acted for a principal in a dispute with a head contractor concerning unlawful termination and repudiation of a commercial development contract.
  • Acted for a joinery contractor in proceedings concerning payment claims and allegations of defective work.
  • Acted for a builder in proceedings brought by SafeWork NSW.
  • Acted for various builders in separate NSW Supreme Court proceedings regarding defects and contractual disputes.
  • Acted for a signage contractor in payment claim disputes on a major station development.
  • Acted for various homeowners in disputes and proceedings against builders.
Planning & Environment
  • Advised clients on a broad range of planning and environmental law matters, including development consent conditions, compliance obligations, and statutory planning controls under the Environmental Planning and Assessment Act 1979.
  • Acted for applicants and objectors in Class 1 merits appeals in the Land and Environment Court, spanning residential, childcare and non-residential developments across metropolitan Sydney.
Medical Negligence & Compensation Law
  • Acting for numerous patients across NSW in claims concerning delayed or missed cancer diagnoses, including breast, prostate and gynaecological cancers.
  • Acting for patients in claims concerning surgical complications and negligent post-operative care, including unnecessary procedures, retained surgical issues and inadequate follow-up treatment requiring further corrective surgery.
  • Acting for patients in claims arising from misdiagnosis and negligent treatment by general practitioners, dentists and other treating practitioners.
  • Acting for injured workers and motor vehicle accident victims across NSW in workers compensation and motor vehicle accident claims.
